Buyers have more to choose from than they did a few years ago. There were 18,437 active listings across the Phoenix metro in September 2026, and the median home spent 67 days on the market in August. In the city of Phoenix, Realtor.com counts about 6,900 homes for sale with a median of 66 days on market and calls it a "cool" market on its hotness index. Redfin puts the typical time to sell at about 61 days.
Homes that are priced right still move. Phoenix homes are selling for about 99% of list price on average (Realtor.com), and Zillow reports a median of 34 days to pending. The gap between those numbers and the overall days on market comes largely from overpriced listings that sit and then cut.
Higher-end areas have held up best. Scottsdale's median sale price rose 9.2% year over year to about $890,000, North Scottsdale rose 14.6% to about $1.2 million, and McCormick Ranch rose 5.7% to about $875,000 (Redfin, three months ending September 2026). More on selling a home in Scottsdale.

Phoenix has cooled from the 2021–2022 peak and is now a more balanced market. As of September 2026, Redfin's median sale price in Phoenix was up just 0.5% year over year, homes took about 61 days to sell, and there were more than 18,000 active listings across the metro (Realtor.com via FRED).
No one can predict the market with certainty. Today's conditions differ from 2008: prices have been roughly flat rather than falling sharply, and homes are still selling close to asking price (about 99% sale-to-list in Phoenix per Realtor.com). Watch inventory, days on market and mortgage rates for direction.
Redfin reports a median sale price of about $452,000 in Phoenix for the three months ending September 2026. Realtor.com shows a median listing price of about $450,000, and the metro-wide median listing price was $475,000 in September 2026.
It's close to balanced, leaning toward buyers in many price ranges. Buyers have more choice and time to negotiate, while well-priced, updated homes still sell near asking. Conditions vary a lot by zip code and price point, so check your specific area.
